HST Tax Rebate on New Homes in Canada
What is the GST/HST New Housing Rebate?
This rebate is available if, as an individual, you bought a new home or you renovated your home extensively and it is your primary place of residence. It is also available if you bought a new mobile, modular or floating home. Also if you bought a share in a co-operative housing corporation or if your home was destroyed by a fire and rebuilt. This rebate will help you with the federal portion of the GST/HST you will have to pay. This tax rebate for new home buyers is just one of the home tax deductions that may be available to you.
What about the provincial portion of the HST tax rebate?
Certain provinces have combined their provincial tax with the GST, creating the HST (harmonized sales tax). Those provinces are:
- Nova Scotia
- New Brunswick
- Newfoundland and Labrador
- British Columbia
Provincial rebates are available for residents of Ontario, BC, and Québec who are eligible to receive the GST/HST New Housing Rebate. Since the HST applies only to new or extensively renovated housing, the rebate is available only in those circumstances.
When you apply for the federal rebate by using Form GST190, that form will have a provincial rebate schedule for Ontario residents. This provincial rebate has been introduced to offset the new 13% HST, which came into effect on 1 July 2010.
When you apply for the federal rebate by using Form GST190, that form will have a schedule for BC residents. This provincial rebate is designed to offset the new 12% HST, which came into effect on July 1st, 2010.
Québec administers its own GST/HST New Housing Rebate, along with the QST New Housing Rebate program. For more detailed information, please refer to the Revenu Québec website.
Is there something for rental properties too?
The GST/HST New Residential Rental Property (NRRP) Rebate is available if you bought or built a new residential rental property, if you made significant renovations to a residential rental property, or leased land for a long-term residence. The rebate goes to the person who paid the GST/HST, (usually the landowner or landlord).
You can apply for the federal rebate by using Form GST524, Ontario residents can apply for the Ontario New Residential Rental Property Rebate by filing Form RC7524 ON, GST524 Ontario Rebate Schedule. If you live in BC, use Form RC7524BC, to apply for the BC New Residential Rental Property Rebate.
